Hello, friends --

This month is a good time to reflect on the last half of 2017 as we look forward to a new year.  We saw significant changes in the local real estate market in the past six months as detailed in the Coldwell Banker Brokers of the Valley Bi-Annual Report...more on that below in "Real Estate Roundup".  You may be surprised to learn that sales prices dropped in some areas.

I think the big question on everyone's mind is:  How is the new tax code going to affect homeownership, particularly in the areas of mortgage interest rate deduction, capital gains, and property tax deduction?  Although no one has a crystal ball, the National Association of Realtors has weighed in on this question in their report, "The Tax Cuts & Jobs Act: What It Means for Homeowners and Real Estate Professionals".  Please note that this report was based on the final reading of the legislation on December 20th.

Real Estate Roundup

Every six months, Coldwell Banker Brokers of the Valley produces an informative report on real estate sales in Napa and Sonoma Counties.  You can download the report above, or feel free to contact me and I will mail you a hard copy.

The most recent report which was just released indicates that the median sales price for a home in St. Helena, Yountville and Calistoga dropped from July through December, 2017 over the same period in 2016:

  • St. Helena down 17%
  • Yountville down 20%
  • Calistoga down 8%

However, the median sales price increased by 28% for country property in the Napa County and by 8% in the City of Napa.  This is probably because prices were not at the top end in those two markets as they have been in St. Helena, Yountville and Calistoga.  My prediction is we are going to see home prices stagnate this year.  Interestingly, this correlates with NAR's forecast of flat real estate prices due to the recent changes in the tax code.
